Reigning over a small section of land on the eastern edge of St. Albert is the neighbourhood of Kingswood. Development started in 1980 and is still ongoing.
Kingswood’s ~2,450 residents have a median age of 42.10. While there is some medium-density zoning in place, the vast majority of homes are low-density residential. There are no commercial zones in this neighbourhood. Two smaller green spaces are within the boundary, but if residents want more green space, the sprawling Kingswood Park and Sturgeon River are just across the road to the west, and a dog-friendly park is just beyond the east boundary line.

History
Like several of St. Albert’s communities, the development of Kingswood started in the 1980s. Unlike many of the communities that entered development during that decade, Kingswood remains unfinished. The plan was for development to start at the top and bottom of the neighbourhood and eventually come together with a school and park in the middle. As time wore on, however, it became clear that this plan was not ideal, and construction stalled. To this date, the debate goes on as to the best use of the central area, but for those established in the lovely community of Kingswood, it simply means having a nice patch of natural land that is a haven for cross-country skiers in the winter.
The undeveloped central land is not the only distinguishing feature of Kingwood. There are no commercial zones in this neighbourhood. It’s also the home of the Holy Family Catholic Parish. Built in 1991, it’s the first Catholic church to be built in the city in over a century.
Residents of Kingswood enjoy quiet, luxury living. Even though the original plans for the neighbourhood have changed, it remains a niche haven for quiet family living.
