DESROCHERS REAL ESTATE
Desrochers is located in the Heritage Valley area of south Edmonton. The community is bounded by 35 Avenue SW to the north, 41 Avenue SW to the south, James Mowatt Trail to the east, and 141 Street to the west. Desrochers is being developed according to the Neighbourhood Area Structure Plan approved in 2010. Formerly an agricultural area, the community includes single-family, duplex, and row housing. A planned commercial property was also rezoned in 2019 to allow for low- and medium-rise apartments, as well as additional residential, commercial, and utility development. A Catholic elementary and junior high school is located in the neighbourhood. Desrochers also has several acres of preserved natural tree stands, parks, and pathways, as well as manmade wetlands and two stormwater ponds. Planned commercial and office space will provide amenities for community residents. Other amenities like Currents at Windermere and the Edmonton International Airport are located nearby as well. The rest of the city can be reached through close access to Highway 2 and Gateway Boulevard, or by the LRT via the planned route and station for the extension of the south Capital Line. Additional bus routes will also be available in the future.
