ALLARD REAL ESTATE
Allard is one of the 15 neighbourhoods that make up the Heritage Valley area in southwest Edmonton. The Neighbourhood Area Structure Plan (NASP) was outlined in 2007, and development began in 2009. The neighbourhood is bounded by James Mowatt Trail to the west, 25th Avenue to the north, Blackmud Creek to the east, and 41st Avenue to the south.
Allard’s residential uses consist of approximately 50 percent low-density housing (single and semi-detached), 35 percent medium-density housing (low-rise and row), and 15 percent high-density housing (medium- and high-rise units). The neighbourhood is still actively under development.
The future Heritage Valley Town Centre is located just west of the neighbourhood and will be the social and economic heart of Heritage Valley. The existing LRT line will expand south, adding a new station to the Town Centre. Allard has a number of parks and recreational spaces, including Blackmud Creek in nearby Callaghan.
Calgary Trail, Gateway Boulevard, Ellerslie Road, Anthony Henday Drive, and Highway 2 are all within a short distance, providing accessibility to amenities in the rest of the city, such as South Edmonton Common, Rabbit Hill Snow Resort, and the Edmonton International Airport.
As with other neighbourhoods in Heritage Valley, the streets in Allard are named after noted Edmontonians.
