It would not be entirely surprising if you are unfamiliar with John Carle or the Nice Agents Real Estate Team. Unlike many realtors, you will not find his image or corporate logo on a fridge magnet, golf ball or any similar throwaway promotional material. But if you read my experience, perhaps you will see the merit in choosing him over someone you recognize from a bus stop bench. We were looking to downsize, and John acted as our agent for both the sale of our house and the purchase of our condo. On his initial walk-through of our home, he provided a fair market evaluation and prioritized repairs to undertake to maximize our renovation dollar. John also recommended buying a condo prior to selling our home, rationalizing that it would be much easier to sell our house than find a suitable condo, given the relative dearth of suitable listings for both. We provided John a list of must-haves and nice-to-haves and a list of condos that we would like to see. After several viewings, he quickly established what type of property would interest us and tailored our visits accordingly. Moreover, his extensive experience with condo associations, reserve funds, bylaws – all issues that were completely foreign to us – allowed us to avoid potentially problematic properties. After seeing 14 units over a six month period, we found a unit that met our needs perfectly in a building with impressive amenities and strong financial reserve fund. We made an offer that was accepted hours later. As happy as we were with our purchase experience, our house sale proved even better, and it was here where John’s marketing philosophy – and tech savvy – shone through. A week before hitting the market, he ran teaser ads on Facebook and Google, leveraging the massive marketing potential of social media to maximize exposure of our home. It worked! Within hours of listing, we had eight showings and two open houses – which drew 24 buyers – over a three day period. As previously arranged, we were reviewing offers by the end of Day 3. Five days later and following brief but intense negotiations, we closed at 99.6% of list price and conditions were removed. Nine days after the “For Sale” sign went up a “SOLD” sticker followed it. A textbook sale, John said. We certainly could not be any happier with how it turned out. At every stage of both our condo search and home sale John proved to be a consummate professional, demonstrating a comprehensive knowledge of his craft, an innate understanding of market conditions and formidable negotiation skills.
